A queer and nonbinary owned Class A Contractor based in Richmond, Virginia since 2014.
We believe that construction is more than just labor; it is a steward of history and a vehicle for social equity. We work with those who have often felt sidelined by the industry—women, LGBTQ folks, and people of color—to provide a safe, honest, and expertly skilled alternative for their homes.
Founder Mo Karnage grew up in the woodchips of Hanover County. The family trade runs deep: Mo’s father and grandfather operated cabinetry and millwork companies, and the family heritage stretches back to the founding of Caravati’s Architectural Salvage.
After years of navigating the industry, Karnage Construction was founded to bridge the gap between historic preservation and modern progressive values. We specialize in the hurdles of historic property ownership—navigating the Richmond Architectural Review Board and the State Department of Historic Resources with the same precision we apply to a custom built-in.
We are not just building houses; we are preserving the character of Richmond while creating career opportunities for those often excluded from the trades.
We hire felons, hobos, punks, and queers. We believe there is no point in existing as a business if we are exploiting people.
Every member of our in-house workforce is offered a living wage, paid time off, and continuous education in historic preservation.
